Director of Land Development - Land Bank
Salary commensurate with the individual’s prior professional experiences and education.
The Director of Land Development will report to the Land Bank Board through the Board Chair or his/her designee, and will serve as the Executive Director of the Philadelphia Land Bank. He/she will oversee the strategic redevelopment of publicly owned surplus vacant land and structures within the City of Philadelphia. This work will primarily include the strategic assessment of reuse of these properties, the planning and financial analysis to determine feasibility of redevelopment proposals and the acquisition of property through the tax foreclosures processes as allowed by the Philadelphia Land Bank enabling legislation and other acquisition mechanisms. The Director will be responsible for implementing the Philadelphia Land Bank Strategic Plan and ensuring land dispositions align to the Land Disposition Policies.
The Director will be responsible for managing internal and external relationships, staff, procedures and processes, budgetary responsibilities and consulting services associated with land development activities. Details
Real Estate Specialist III- Land Bank
Starting Salary: $50,840
This is real estate work purchasing and/or selling real estate property. Work differs from that of the next lower class in that employees are assigned to projects of greater scope and complexity requiring the exercise of greater independence of judgment. Explaining City real estate procedures to and negotiating terms with owners, prospective buyers, and/or their agents to obtain a successful conclusion are significant aspects of the work.
Minimum Requirements:Education equivalent to completion of the twelfth school grade. Eight years of real estate experience buying, selling or appraising real estate property, or negotiating the sale or purchase of real estate property. Senior Development Specialist - Land Bank
Starting Salary: $59,239
PHDC is looking for a professional to support the leadership team of the Philadelphia Lank Bank. Primary responsibilities include highly specialized and technical work in support of public and privately assisted programs and projects generally designed to produce community development projects including, but not limited to, business, economic and residential developments
Minimum Requirements:Graduation from an accredited four year college or university. Four years of progressive experience in real estate development and technical assistance programs, three years of which has involved the analysis of residential/commercial development projects utilizing complex financial techniques, coordination of technical assistance workshops and seminars and the preparation of funding proposals. Housing Rehabilitation Inspector: Starting Salary: $42,650
Inspectors work independently to inspect homes of low-income Philadelphia residents to determine what services the program will provide and develop work specifications for subcontractors. Homes are generally in very poor condition and located throughout the city, with concentrations in North Central, West and South Philadelphia.
Minimum Requirements: HS diploma and five years hands-on experience in construction industry with at least two years performing field inspections to assure adherence to contract requirements, plans and specifications. Two year degree in construction technology, architectural design, civil, electrical or mechanical engineering may be substituted for some of the hands on experience. Strong knowledge of residential construction, including plumbing, heating, electrical, carpentry and structural work is required.
All positions begin at stated starting salary. Salaries increase yearly to top of range for position based on satisfactory performance.
